Section 94H. No gas or electric company shall furnish gas or electricity to the common areas and facilities which are for the exclusive use of the owners of a condominium, as defined in section one of chapter one hundred and eight-three A, at a rate higher than that charged for gas and electricity furnished to individual units of the condominium which rate shall be set forth in the schedules of such gas or electric company applicable to residential use. The department may establish regulations necessary to carry out the provisions of this section.
