As used in this part 2, unless the context otherwise requires:

(1)Commission means the real estate commission created in section 12-10-206.
(2)Employing real estate broker or employing broker means a broker who is shown in commission records as employing or engaging another broker.
(3)Limited liability company shall have the same meaning as it is given in section 7-80-102 (7).
(4)Option dealer means any person, firm, partnership, limited liability company, association, or corporation that, directly or indirectly, takes, obtains, or uses an option to purchase, exchange, rent, or lease real property or any interest therein with the intent or for the purpose of buying, selling, exchanging, renting, or leasing the real property or interest therein to another or others, whether o
