(A)The superintendent of real estate shall, within one year after April 3, 2025, adopt rules in accordance with Chapter 119. of the Revised Code that require a licensee, prior to listing residential real estate for sale, exchange, or purchase, to provide to the seller a disclosure form, developed and maintained by the division of real estate, that outlines both of the following:

(1)The federal and state laws that relate to anti-discrimination in the home-buying process with which a seller of residential real estate shall comply, including the laws listed in divisions (C)(2) and (3) of section4735.55of the Revised Code;

(2)The penalties associated with violating any of the laws specified pursuant to division (A)(1) of this section.

(B)No licensee shall market or show a seller's resid

(B) No licensee shall market or show a seller's residential real estate before providing the seller with the disclosure required by this section and receiving a copy of that disclosure that is signed and dated by the seller. The licensee shall retain the signed and dated copy of the disclosure for not less than three years following the closing date on the seller's residential real estate.

(C) Notwithstanding any provision of section121.95of the Revised Code to the contrary, a regulatory restriction contained in a rule adopted under this section is not subject to sections121.95to121.953of the Revised Code.
