1.The duty to file for record a plat as provided in sections 354.4 and 354.6 attaches
as a covenant of warranty in all conveyances by a grantor who divides land against all
assessments, costs, and damages paid, lost, or incurred by a grantee or person claiming
under a grantee, in consequence of the omission on the part of the grantor to file the plat.
A conveyance of land is deemed to be a warranty that the description contained in the
conveyance is sufficiently certain and accurate for the purposes of assessment, taxation, and
entry on the transfer books and plat books required to be kept by the auditor. The description
contained in a conveyance shall be sufficiently certain and accurate for assessment and
