Text

(1)A landlord of nonresidential real property or a residential premises described in section 38-12-1302 (1)(a), (1)(b),
(1)(d), (1)(e), or (1)(f) or a tenant of any property or premises may terminate a periodic tenancy at the end of the tenancy period or elect to not renew a fixed term tenancy at the end of the fixed term by serving written notice that expires at the end of the period or fixed term, based on the length of the applicable tenancy described in subsection (2) of this section.
(2)The written notice described in subsection (1) of this section must be served before the end of the period or fixed term, as follows:
(a)A tenancy for one year or longer, at least ninety-one days;
(b)A tenancy of six months or longer but less than a year, at least twenty-eight days;
