PER CURIAM:

Randolph Kuhlman appeals the trial court's judgment finding he failed to establish ownership of a parcel of real property by adverse possession, and quieting title of the property in favor of James and Christina McCurry. Finding no error, we affirm. Because a published opinion would have no precedential value, a memorandum of law has been provided to the parties. Rule 84.16(b).
