For the reasons discussed in the consolidated case of Henry v. Anderson, 96-1249 (La.App. 3 Cir. 3/5/97); 962 So.2d 1143, the judgment of the trial court is affirmed, costs of the appeal to be paid by plaintiffs.

AFFIRMED.
