PER CURIAM.

An order of dismissal with leave to amend is not an appealable final or non-final order. See Yost v. American National Bank, 570 So.2d 350 (Fla. 1st DCA 1990). Therefore we must dismiss this appeal.

APPEAL DISMISSED.
