Opinion

PER CURIAM.

We affirm the trial court’s order dismissing with prejudice appellants’ amended third party complaint. Our affirmance is without prejudice to the right of appellants to file an independent action against appel-lees. See Mandala v. Sarrow, 234 So.2d 14 (Fla. 4th DCA 1970). AFFIRMED.
